Summary: With 600+ retail locations across the country, Extra Space Storage has created a Divisional Marketing Manager position. The incumbent will be responsible for overseeing and executing all marketing activities for a division (approximately 100 retail locations with a primary objective of driving additional incremental rentals). The Divisional Marketing Manager will work closely with Corporate Marketing and the Divisional Operation team to determine the best mix of marketing programs to execute for 100 retail locations. This individual will also work very closely with the Store Managers to train and execute local marketing programs. The incumbent will be responsible for preparing, executing and tracking all advertising programs for their designated locations. Additionally, this individual will be responsible for reporting back on the predetermined results metrics. The ideal candidate is results driven, detail oriented, has strong public communication and teaching skills, is able to manage multiple projects and is a quick learner.
Essential Duties and Responsibilities:
- Identify focus properties by portfolio, approximately 30% of divisional properties
- Develop and execute marketing and sales plan for divisional properties. Measure and report results
- For other “non-focus” stores, work with Store Managers and District Managers to ensure the following marketing activities are accomplished at all locations:
- Work with District Manager and local manager to identify the right targets for local marketing during the semi-annual “marketing months”
- Train and execute local marketing ideas with the field such as Apartment Manager marketing. Develop training programs and “buddy marketing”
- Accompany managers and District Managers on local marketing visits. Give the Store and District Managers feedback on how to make effective use of the limited time they have to devote to local marketing
- Overall, drive up the quantity and effectiveness of local marketing done by Store and District Managers
- Identify and develop with Store and District Manager strategy for attacking local niche marketing opportunities
- Target and utilize local low-cost advertising vehicles for the immediate area
- Work one-on-one with Store Managers to maximize existing corporate programs. Act as an ambassador for corporate programs to increase field knowledge and usage, thus driving incremental rentals
- Target local businesses surrounding properties to drive high-dollar, long-term commercial rentals
- Establish annual property marketing budgets in conjunction with District Manager and Divisional Vice President. Monitor and manage budget throughout the year
- Develop and implement property marketing plans by working closely with field personnel. Plan may include newspaper, mass mailing, door hangers, etc.)
- Work with District Managers to plan and execute grand opening events for development and acquisition properties. Determine if there are other community events that would maximize local exposure
- Regular, ongoing communication with District Managers about marketing:
- Attend quarterly calls and make contact with each District Manager on a quarterly basis
- Attend monthly Divisional call and report on activity and results on a local basis and incorporate any new developments from the Corporate Marketing team
- Meet with Divisional Vice President’s and District Managers to ensure their expectations are being met and adjust efforts/focus accordingly
- Gain solid knowledge of assigned properties by regular travel to designated area:
- Travel each market on a regular basis with District Manager and Divisional Vice President. Visit the focus properties on a quarterly basis or as often as needed. Gain understanding of the site its core strengths and weaknesses; competition and demographics of the area
- Personally attend District Manager and Divisional Vice President meetings
- Attend district meetings where Store Consultants and Manager are present to sell and drive local marketing initiatives
- Periodically communicate with Revenue Management to get more information about how they monitor the sites
- Monthly email communications with District Managers and Divisional Vice Presidents:
- Develop and implement one standard marketing update report from Marketing that is distributed to communicate program status.
Supervisory Responsibilities: This position has no direct supervisory responsibility, however incumbent will work closely with field staff and will supervise activities at various locations and in various markets.
Qualifications: The incumbent must be able to travel frequently and for long periods of time. Education and/or Experience: A college degree or commensurate management experience is desired. Bachelors degree in marketing and/or management preferred. The incumbent carries a minimum of three to four years of supervisory, marketing, and sales experience.
Language Skills: Incumbent must have ability to read, analyze and interpret complex documents. Demonstrates ability to respond effectively to sensitive inquiries or complaints. Strong oral communication skills and ability to effectively write and communicate in English required. Ability to read and interpret reports, legal documents, and procedural manuals in English is required.
Mathematical Skills: Ability to add, subtract, multiply, and divide using whole numbers, common fractions and decimals is expected. Must be able to forecast accurately and interpret statistics correctly for reporting purposes.
Reasoning Ability: Ability to define problems, collect data, establish facts and draw conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram format and deal with several abstract and concrete variables.
