We are seeking a skilled and dedicated Project Associate to join our Partner Services Group. As the Project Associate, you will be responsible for managing critical aspects of our partnership, including disaster recovery, tenant damage reimbursements, Off Budget Requests (OBR) and annual Capex projects. This role is instrumental in fostering strong partner relationships and ensuring the successful execution of key initiatives. Be the Liaison for Third Party owners and the Facilities team.

Duties & Responsibilities

1. OBR Tool Management:

  • Oversee and manage the Operational Business Recovery (OBR) Tool, ensuring its functionality and accuracy.

  • Serve as the primary point of contact for disaster recovery situations, such as fires, floods, hurricanes, and other emergencies, acting as the company's and the partner's Point of Contact (POC).

  • Develop and maintain disaster recovery plans, procedures, and resources to ensure swift and effective responses in emergency situations.

2. Tenant Damage Reimbursement:

  • Track and manage reimbursements for tenant damage in partnership with relevant stakeholders.

  • Collaborate with partners and internal teams to assess and process damage claims.

  • Ensure timely and accurate reimbursement to tenants in compliance with agreements and policies.

3. Annual Capex Projects:

  • Partner with the Facilities team to coordinate and execute annual Capital Expenditure (Capex) projects across managed sites.

  • Monitor project completion, budget spend, and timelines to ensure alignment with the strategic goals and expectations.

  • Partner Performing Project Tracking

  • Identify and address any issues or roadblocks that may hinder project progress.

4. Reporting and Documentation:

  • Maintain comprehensive records and documentation related to disaster recovery, tenant damage reimbursements, and Capex projects.

  • Prepare and deliver regular reports to management and partners on project status, budget utilization, and other relevant metrics.

5. Lender Obligations

  • Input and track completion of Lender obligations

6. PCA for new sites

  • Input and track completion of Capex for newly onboarded sites

7. Natural Disaster Management.

  • Main POC for owners and internal EXR teams

  • Communicate ahead of storms

8. Incident report Management

  • Communicate with operations and owners of incidents.


Qualifications

  • Bachelor's degree in business management, project management, or a related field. PMP certification is a plus.

  • Proven experience in project management with a strong focus on disaster recovery and partner relationships.


Competencies

  • Familiarity with tools and technologies related to disaster recovery and project management.

  • Excellent communication and interpersonal skills to effectively partner with internal and external stakeholders.

  • Strong organizational abilities, attention to detail, and the ability to manage multiple projects simultaneously.

  • Ability to remain calm under pressure and make sound decisions during emergency situations

Work Environment & Physical Requirements
Performs sedentary work in an office environment with limited lifting (less than 10 pounds) or walking required. Close visual acuity required to perform work at computer terminal. No exposure to adverse environmental conditions. Requires repetitive typing motion, talking, hearing, grasping and feeling.
