Job Summary
The Manager of Real Property Tax is responsible for leading the company’s valuation and appeals processes across a portfolio of over 2,400 wholly-owned and joint venture self-storage facilities. This role establishes the strategic vision, roadmap, and executional strategy for managing accurate property tax valuations and minimizing taxes paid on all real property. The Manager partners closely with internal stakeholders and third-party consultants to drive alignment, collaboration, and strong execution throughout the entire valuation life-cycle.

  • A candidate willing to relocate to Utah is preferred, but will consider remote candidates with quarterly travel to Salt Lake City.


Duties & Responsibilities

  • Provide expert technical guidance on property valuations, appeals, and litigation, leveraging in-depth knowledge of relevant statues, appraisal methodologies, and local assessment practices.

  • Review property assessments and valuation notices issued by state and local taxing authorities in coordination with third-party consultants.

  • Research and recommend strategies to maximize property tax efficiency at acquisition and throughout the ownership of our properties.

  • Perform independent income, market, and cost analyses to determine if assessments are equitable and identify appeal opportunities.

  • Approve third-party consultant appeal recommendations and ensure timely submission of all required supporting documentation.

  • Track, analyze, and report on open appeals, progress, and realized tax savings.

  • Collaborate with Extra Space’s Acquisitions team and third-party consultants to support accurate property valuations, evaluate the applicability of Acquisition Price Allocation (APA) consulting

  • Ensure tax estimates are appropriately reflected in underwriting and accounting tax compliance processes.



Qualifications

  • Degree in Accounting, Finance, Business Administration or related field

  • 3+ years of property tax related experience, including valuation and appeals; relevant valuation designations preferred.

  • Proficiency with real estate valuation models and standard office software platforms.

  • Professional designations, preferred but not required, such as Certified Member of the Institute (CMI), Certified Commercial Investment Member (CCIM), with active participation local and national professional organizations.

  • Position reports to the Sr. Director in Accounting but will work closely with Extra Space’s Acquisition team


Work Environment & Physical Requirements
Performs sedentary work in an office environment with limited lifting (less than 10 pounds) or walking required. Close visual acuity required to perform work at computer terminal. No exposure to adverse environmental conditions. Requires repetitive typing motion, talking, hearing, grasping and feeling.
