Job Summary
The Director of Facility Services leads a team of facility professionals responsible for multi-site facility management across Extra Space Storage properties, including joint ventures and managed sites within a defined regional geography. This role is based out of our Green Acres, Florida office. The Director will develop and implement strategies to support and train Facility Service Managers, operations leaders, and vendor partners-ensuring high-quality execution of maintenance, property improvements, and capital projects. This includes directing evaluations of asset conditions, tracking deferred maintenance, and overseeing project completion for existing properties, acquisitions, and redevelopment opportunities. The Director is also responsible for shaping multi-year capital investment strategies, securing alignment on plans, and monitoring department spending and compliance to ensure adherence to policies and budgets. This role works closely with operations leadership to elevate facility services and deliver exceptional customer experiences, all while maximizing shareholder value.
Primary Responsibilities
Lead multi-site facility service managers entrusted to develop and deliver outcomes that meet success criteria.
Develop and implement strategies and tools for increasing efficiencies, expanding innovation, training and communications as required to support change management.
Develop and manage annual budgets and effective vendor management strategies by leveraging technology and innovation to ensure delivery of business requirements.
Job Specifications
Lead in partnership with operations, construction, and asset management teams, to ascertain necessary insights to drive changes or enhancements to facilities, systems, and programs designed to maximize operational efficiencies, consumer impact, and shareholder value.
Direct the development of annual capex budgets and multi-year investment strategies for every property in the region designed to maintain and preserve physical plant assets while maximizing revenue and ensuring a safe, secure, and well-maintained property.
Oversee the administration of capital spending to ensure direct reports are spending in compliance with annual capital budgets and purchase policies.
Ensure consistent implementation of Facility Services operating standards.
Provide consistent reporting and progress updates to senior leadership on project initiatives, maintenance capital and project budgets, opportunities, learnings, and recommendations focusing on key performance indexes that could improve property performance.
Partner cross functionally to develop acquisition budgets and investment strategies that meet operational requirements while delivering growth objectives and required ROI.
Develop strategies to enhance 3rd party owner awareness of facility standards and brand recognition and influence property enhancement for managed properties.
Provide regular coaching, leadership, and support to grow and develop FSM talent and create an environment of continuous learning and development within the facility department.
Travel throughout the region as needed to visit sites, coach facility service managers, build relationships, enhance communications with operations, and assist in the development of solutions to complex facility issues and off-line units.
Conduct bi-weekly follow-up, coaching and training of facility managers with emphasis on continuous growth and delivering business requirements for time, cost, and quality.
Conduct semi-annual performance evaluations and manage bonus, recognition, and company award programs for FSMs.
Conduct quarterly capital improvement reviews with Division Vice Presidents and partner with them in the field twice per year.
Conduct monthly facility services review with Senior Vice President of operations.
Lead the review and correction of offline and damaged unit inventory throughout the region.
Oversee appropriate openings of new and acquired properties.
Education and Experience
Bachelor’s degree in business, construction, engineering, architecture, or related field required.
10+ years’ experience leading similar teams of construction or facility professionals required.
Experience managing multiple facility services or construction managers in a remote reporting environment preferred.
Working knowledge of construction trades, applied engineering, and facility or construction project management required and the ability to read construction documents and evaluate quality of work in compliance with building codes and standards a plus.
Highly proficient in all current business software applications and experience with computerized maintenance management platforms a plus.
Demonstrated excellence in organizational and time management skills with the ability to maintain a high degree of accuracy while setting own priorities to coordinate multiple assignments with fluctuating and time-sensitive deadlines.
Demonstrated ability to maintain a high degree of confidentiality, judgment, and discretion including the ability to use tact, diplomacy, and professionalism to effectively handle a broad range of high level and sensitive interpersonal situations with diverse personalities, and to respond appropriately to conflicts and problems on a consistent and continuing basis.
Ability to multitask and effectively execute several simultaneous projects and initiatives at various stages of development and execution.
Working Conditions/Physical Demands
Performs sedentary work in an office environment with limited lifting (less than 10 pounds) or walking required. Business travel approximately 50% of the time or as needs dictate. Close visual acuity required to perform work at computer terminal. No exposure to adverse environmental conditions. Requires repetitive typing motion, talking, hearing, grasping and feeling.
